• Says finished basement, but it's super rough and needs redone, also I hope those aren't load bearing walls because I hate the layout, I want a big open rec room

• better location, only 15min ride from the Gym

Remember: location is the one thing you can't change

St Louis is 3 floors, but the basement layout is like 6 tiny spaces

And one of those extra kitchens I despise

Also.. did the washer and dryer have a fight?

I -love- the deck with the sliding door from the kitchen. We entertain a lot in the summer, and even when not, we grill like 4 nights a week

I don't love that it looks like you have to go upstairs quite a bit to enter from outside

It's confusing because the basement has an entrace too

short staircase from the front, or through the deck in the back, or through the mudroom into the basement from the back

which might be nice if taking in groceries that go into a downstairs pantry

Still, so much needs to be seen in person

the kitchen in the first one is a bit odd shaped

All I know is that bad water pressure sucks so if you can make sure it has good water pressure do so 🙂

St Louis has new windows, and new copper pipes which is a big bonus

The biggest thing will be seeing the basements. There is no indication of CEILING HEIGHT

I have a couple friends who are architects or architect adjacent

But I think bedroom & rec room could be combined

and utility could be shrunk, that's pretty big for what it needs to be

at the end of the day, we need 2 bedrooms and 2 office spaces

I've seen some pretty ingenious ways to work around t hat

moving them is generally NOT a fiscally reasonable option

I wish I could find the picture again, saw a great one where they enclosed it in a closet, and then used the closet non-door wall as a TV mount for a rec room
